Expert damp-proofing advice from Plastercore

Tip 1: Learn to Recognise the Signs of Damp
Damp can affect both the condition of your property and its internal finishes.
Common warning signs include:
Dark or discoloured patches on walls.
Peeling paint or lifting wallpaper.
Blistering, crumbling or damaged plaster.
White, powdery salt deposits on masonry.
A persistent musty smell.
Visible mould growth.
Deteriorating skirting boards or timber near affected areas.

These signs can have several different causes, so they should be investigated rather than automatically attributed to rising damp.

Plastercore tip: If you notice recurring damp patches, identify the cause before arranging replastering or applying a damp-proofing treatment.

Tip 2: Understand the Difference Between Rising Damp and Condensation
Not all damp problems require the same treatment.

Rising damp is associated with moisture moving upwards through porous building materials from the ground.

Condensation occurs when moisture in the air meets a surface that is sufficiently cold for water to form.

Penetrating damp occurs when water enters a building through defects such as leaking gutters, damaged pointing, faulty roofs or defective external seals.

These problems can produce overlapping symptoms, making diagnosis important.

Plastercore tip: Correctly identifying the moisture source helps avoid unnecessary treatments and ensures that repairs address the actual problem.

Tip 3: Check Your Gutters and Downpipes
Defective rainwater goods are a common source of moisture problems.

Blocked gutters, leaking joints and damaged downpipes can allow rainwater to run down external walls.

Over time, this moisture can penetrate masonry and contribute to damp patches, damaged plaster and deteriorating internal finishes.

Look for overflowing gutters, staining beneath joints and water pooling near the base of external walls.

Plastercore tip: Check rainwater goods regularly, particularly after heavy rainfall. Repairing a leak may be an essential first step before any internal damp treatment is considered.

Tip 4: Check External Ground Levels
Ground levels can affect moisture conditions around the base of a property.
Raised soil, paving or garden beds can sometimes bridge a damp-proof course or create conditions that allow moisture to reach internal wall finishes.

External ground levels should be assessed alongside the property’s construction and drainage arrangements.

The appropriate clearance depends on the building and its damp-proofing details, so there is no single measurement that suits every property.

Plastercore tip: If damp appears near the bottom of a wall, check external ground levels, drainage and the condition of the damp-proof course before deciding on a treatment.

Tip 5: Don’t Assume Every Damp Patch Is Rising Damp
Misdiagnosing damp can lead to unnecessary expense.

Damp near the bottom of a wall is not, by itself, proof of rising damp.

Other possible causes include leaking pipes, rainwater penetration, condensation, bridging of a damp-proof course and moisture trapped behind unsuitable finishes.

A proper assessment should consider the building’s age, construction, external condition and moisture patterns.

Plastercore tip: A reliable diagnosis should come before recommending chemical injection, specialist coatings or extensive plaster removal.

Tip 6: Understand What a Damp-Proof Course Does
A damp-proof course helps restrict moisture moving through a wall from the ground.

Many buildings incorporate a damp-proof course, or DPC, designed to interrupt the movement of ground moisture through masonry.

DPCs can take different forms depending on the building’s age and construction.

Problems may occur if the DPC is defective, absent, bridged or bypassed by another source of moisture.

Plastercore tip: Before considering a new damp-proof course, establish whether the existing one is present and whether something is allowing moisture to bypass it.

Tip 7: Understand When Chemical Damp-Proof Injection May Be Appropriate
Chemical injection is a treatment for certain cases of rising damp, not a universal damp solution.

A chemical damp-proof course may be appropriate where rising damp has been properly diagnosed and the building’s construction is suitable for the treatment.

However, injection will not fix leaking gutters, condensation, defective plumbing or every form of penetrating damp.

Other measures may also be needed, such as correcting external defects and addressing moisture-damaged plaster.

Plastercore tip: Choose treatment based on the diagnosis and the wall construction. Chemical injection should not be recommended simply because a wall feels damp.

Tip 8: Understand Why Damp Plaster May Need Replacing
Damaged plaster can continue to cause problems after the moisture source has been addressed.

Where masonry has been affected by moisture, soluble salts can accumulate in the plaster and surrounding materials.

These salts may attract moisture from the air or crystallise as conditions change, contributing to recurring staining, powdering and plaster failure.

Depending on the extent of the damage, affected plaster may need to be removed and replaced using a suitable system.

Plastercore tip: Replastering should form part of an appropriate repair strategy. The moisture source must be addressed, and the replacement materials should suit the wall and its salt contamination.

Tip 9: Improve Ventilation to Help Control Condensation
Managing indoor moisture can reduce condensation-related problems.

Everyday activities such as cooking, showering, drying clothes and breathing release moisture into the air.

If this moisture cannot escape and surfaces become cold, condensation and mould may develop.

Helpful measures include:
Using extractor fans in kitchens and bathrooms.
Opening windows when appropriate.
Drying clothes outdoors where practical.
Maintaining suitable heating.
Avoiding unnecessary moisture build-up indoors.
Keeping furniture slightly away from cold external walls where practical.
Plastercore tip: Ventilation and moisture control can help with condensation, but persistent mould or dampness should be investigated to rule out other contributing problems.

Tip 10: Don’t Cover Damp Walls with Paint or New Plaster
Hiding the symptoms doesn’t necessarily solve the problem.

Painting over damp patches or applying fresh plaster without addressing the underlying cause can result in recurring damage.

The appropriate repair depends on whether the issue involves condensation, penetrating water, rising damp, plumbing defects or another source.

Once the cause has been addressed, the wall can be assessed to determine whether drying, salt management, plaster removal or replastering is necessary.

Plastercore tip: A durable repair starts with identifying and correcting the moisture source, followed by suitable preparation and reinstatement of the internal finish.
